Project Manager

   Why is the project manager important? Unlike a typical sub-contractor who normally specializes in one or two areas of the building process, a project manager must know the proper way in which every component of a house is constructed. He or she must also posses the ability to evaluate sub-contractors and recommend to the owner who is best qualified to complete the project.

   Many times an individual with limited building experience will attempt project management for their own house only to realize that they are in over their head. There are too many individual components in a typical home for someone not trained in the art of building to understand. On many professional blueprints an architect will often times provide up to three layers of individual details, guiding the builder towards the correct finished product. Before construction begins a detailed schedule should be established. This schedule should be adhered to closely, with the project manager monitoring the progress of the job, and making minor adjustments as needed. As with all construction projects sub-contractors are sometimes delayed and it is up to the project manager to tweak the schedule to insure that all of the individual crews can effectively complete their task. Another responsibility of a project manager is to watch the progress of each sub-contractor making sure that their individual jobs are advancing according to the schedule, blueprints and specifications. An astute eye and a working knowledge of the individual systems involved become pivotal to successfully completing a construction project.

   The project manager also acts as the liaison between the owner and the sub-contractors. All of the payments to individual sub-contractors should be cleared through the project manager to make sure that the job was completed according to the plan. If a sub-contractor doesn't perform their jobs to the proper standard it is up to the project manager to resolve the situation to the desired conclusion. Being a project manager requires a high level of attention to detail and encompasses a wide range of expertise making it a vital part of any construction project.
